The full
story.

The store occupies Unit 5 on the ground floor of the MOMENT complex on HaShvatim Street, Bat Yam — 82 sqm net, approximately 94 sqm gross, facing the complex's retail plaza.

MOMENT is a project by Azorim Group (AZRM) — a public company listed on the Tel Aviv Stock Exchange, founded in 1964 and controlled by Hershy Friedman. The project comprises 714 apartments across four 34–35-story towers, with occupancy approvals received on August 6, 2026. This means residents are moving in now, and the store is opening into a growing community.

The location's strongest driver is the light rail. The Ha'Amal Red Line station is adjacent to the complex, one stop from the southern terminus at Nissenbaum — meaning trains depart this area empty and return full. The Red Line carries approximately three million passengers per month, around 14% of them in Bat Yam — roughly 420,000 monthly passengers. Two interchange stations connect the line to the entire Greater Tel Aviv network.

Beyond residents and passengers, the complex includes 6,500 sqm of retail and office space that is not yet fully occupied — additional traffic not assumed in the forecast.

The terms are already in place: the franchise agreement with Candy World was signed in September 2026, the franchise fee to the chain has been paid in full, and the store lease — between the chain and Azorim — is in force: an initial two years plus four three-year option periods, for up to 14 years. The fit-out is in progress and nearing completion; the store will be handed over to the partner ready to operate on the opening date, 1.11.2026.

The model we offer is a true partnership: the incoming partner manages and works in the store day to day, receives a monthly management salary, and shares the profits 50/50. It is the same method we use in every store — a local entrepreneur who operates, backed by experienced business operators. The incoming partner completes a two-week training at the Candy World Big Fashion Glilot store — the flagship — with the store team. On cash flow: card settlements are credited the next day and supplier terms are net-75 (current month + 75 days) — goods are sold before they are paid for, so no cash injection beyond the opening inventory is expected.

The financial figures on this page are projections based on assumptions and are not a guarantee of results. Nothing here constitutes a public offering, investment advice or any commitment. Any transaction is subject to due diligence, signed agreements and approval by the Candy World chain and the property owner. Azorim Group is not a party to the transaction.
